2004년 11월중 새로 매물로 등록된 주거용부동산은 2,676 건으로 작년동기보다 17% 감소했다.

2004년 11월 매매건수는 1,996건으로 지난 10월의 2,135건 보다 감소했다. 자세히 나눠보면 single-family residences 1,389 건, condo 597건, mobile home 10 건이다.

2004년 11월 주거용부동산 평균판매가격은 $229,114 으로 나타나 10월의 $224,934보다 1.9% 상승했다.

News Release -- NOVEMBER SHOWS USUAL SEASONAL SLOW DOWN

Calgary, December 7, 2004 – Sales and listings continue to keep pace in November, according to statistics released by the Calgary Real Estate Board.

During the month of November 2004, combined residential listings new to the market numbered 2,676 units, a 17% decrease from last month’s 3,226, up only slightly from the 2,504 units, recorded in November 2003.

Broken out, 1,877 single-family units, 769 condominiums, and 31 mobile homes came to the market in November 2004. This compares to last month’s new listings of 2,241 single family units, 950 condominiums, and 35 mobile homes. In November of 2003, new listings totaled 1,825; 645, and 34 mobile homes, respectively.

Combined residential units sold in November 2004 totaled 1,996, down from October’s 2,135. Those numbers separated are, 1,389 / 1,550 single-family residences; 597 / 567 condominiums; and 10 / 18 mobile homes. November 2003 saw sales in the same categories of 1,226; 50; 7.

The average combined residential sale price in November 2004 was $229,114; up 1.9% from October’s $224,934. The average price recorded in the month of November 2003 was $221,391. Broken out, the following is a comparison of single family, condominium, and mobile home average sale prices for the month of November 2004 over last month’s sale prices; single-family $255,833 / $247,202, condominium $170,333 / $169,977, and mobile home $27,000 / $38,639. Selling prices for the same categories in November 2003 were as follows: $242,558; $163,988; $32,000.

Average price information can be useful in establishing trends over time, but does not indicate actual prices in centres comprised of widely divergent neighborhoods or account for price differentials between geographical areas. The median price is determined by selecting the middle number of total sale prices – the combined residential median for November 2004 was $205,000; up slightly from October’s $204,000 and up from last November’s $195,250.
